REAL ESTATE MARKET AS A COMPONENT OF THE UKRAINIAN ECONOMY: FEATURES OF STIMULATING INFLUENCE
Abstract
The article presents the results of macroeconomic and microeconomic studies of the functions of the real estate market of Ukraine and their impact on the economy of the general Ukrainian real estate market. The authors, as a basis for the analysis of the real estate market, applied the regime of restoration of the economic state of the real estate market of Ukraine as one of the new important elements of the real estate market of Ukraine in wartime 2022 – 2025. As part of the macrostatistical analysis, it is shown that during 2014 – 2024 in Ukraine, a new indicator should be taken into account – the amount of damage, losses and necessary resources to restore lost economic facilities in Ukraine as a result of the military attack of the Russian Federation, which is characterized by rapid assessments of the damage and needs for the restoration of Ukraine RDNA4 (World Bank) (12/31/2024) and has the following results of the impact on the volume of real estate in Ukraine in 2024: residential real estate – production of the construction industry in Ukraine in 2012-2024. 27,778 million USD, and the amount of military damage and losses is 78,700 million USD, which corresponds to the total losses in Ukraine (-50,992 million USD); non-residential real estate – production of the construction industry in Ukraine in 2012 – 2024 is 41,049 million USD, and the amount of military damage and losses is 63,100 million USD, which corresponds to the total losses in Ukraine (-22,071 million USD); engineering structures – production of the construction industry in Ukraine in 2012 – 2024 is 56,796 million USD, and the amount of military damage and losses is 117,600 million USD, which corresponds to the total losses in Ukraine (-60,804 million USD); For the residential real estate market, it has been proven that the real estate market in Ukraine is based on 7 main macroeconomic indicators (the volume of GDP and its dynamics in comparative world prices, the volume of GDP deflation and the dynamics of real GDP, the unemployment rate in the country, the average monthly wage of an employee in world currency, the level of availability of state mortgage lending structures for the purchase of housing for 20-30 years under the conditions of state restrictions on lending prices and lending currency, the level of state regulation of the growth of investment volumes in the construction industry and the level of unfinished construction) and 8 microeconomic indicators (the city where the housing is located, the district of the city where the housing is located, the choice of rooms in an apartment for purchase and the choice of housing for rent, the assessment of the quality of housing and the class of construction of the apartment, the assessment of the deviation of the price of the selected apartment from the price structure in the city by separate distributions).
